How Real Estate Buyer Preferences and Matching Work

How real estate buyer preferences work in SiteStakes buyers lists: the buy box you set for each buyer, and how SiteStakes uses it to match them to properties.

Where do you set buyer preferences?

You can set your real estate buyer preferences in two places:

  • On the buyer form — when a buyer signs up, the form collects their preferences and saves them automatically.
  • On the buyer's profile — open any buyer from your list and edit their preferences by hand. Use this to fill in gaps or update someone as their criteria change.

What can you set?

A buyer's buy box includes:

  • Budget — the lowest and highest price they'll consider.
  • Minimum beds and baths.
  • Target areas — the cities or neighborhoods they want.
  • ZIP codes — specific ZIPs, if they're that precise.
  • Property types — single family, multi-family, condo, land, and so on.
  • Financing — cash, hard money, conventional, or private money.
  • Investor type — flipper, landlord, wholesaler, or retail.
  • Max rehab level — how much work they're willing to take on.

Leave anything blank if the buyer has no preference there — a blank field just means no limit. If you collect proof of funds on a cash buyer form, it shows on the buyer's profile too.

How does matching work?

SiteStakes matches buyers and listings by budget.

  • On a buyer's profile, the Properties section shows active listings that fit their budget and minimum beds, each marked with a match badge. That's your shortlist to send them.
  • When you send a property alert, choose Matched Buyers Only to reach just the buyers whose budget fits that listing, instead of your whole list.

Why fill in the rest of the buy box?

The other details earn their keep even though matching runs on budget:

  • Financing and investor type power the filters on your buyers list, so you can pull up all your cash flippers in one click.
  • A buyer's budget, areas, and property types show on their row, so you can scan your list and pick the right people for a deal by hand.

The more complete each buy box is, the easier your list is to work.

Do I have to fill in every field?+
No. Set what you know and leave the rest blank. A blank field means the buyer has no preference there.
Where do a buyer's preferences come from?+
Either the buyer form they filled out, or what you enter on their profile.
How do I see which listings fit a buyer?+
Open the buyer, and the Properties section lists the active listings that match their budget.
